MGM Grand- Signature Towers-connected via a short walk to the wonderful Las Vegas MGM Grand

I was there over the weekend and the place was jumping…wonderful location close to everything Las Vegas has to offer…I am really impressed with the management staff at the Signature Towers. My buyers were in this weekend to check up on their units-have sold them three so far and they are telling all their friends about it…these buyers love the fact that they can walk right into the hotel and enjoy all the wonderful restaurants. They can’t wait till City Center opens up-it is just a short walk away.

My buyers bought these studio units at a great price…they bought one bank owned unit and 2 short sale units and their goddaughter just bought one-closing next week.

There are some really nice ones priced between $140,000-$180,000 with strip views….most of all the units available for sale are short sales…this will take 2-3 months to close…most of them are in the rental program with the MGM…no need to view them-they are all the same…all we would do is write an offer-sign the contract-send  the earnest money payable to the title company and proof of funds-cash transactions only-no financing for condo hotels..and then we just wait-our due diligence period protects you-physical inspection and approval of CCRS.

Banks are not giving Las Vegas properties away!!

I think I need to make one thing clear to all the buyers of Las Vegas properties…There is a perception that the banks are willing to let these bank owned homes sell for less than what they are listed for.  I have spoken to the agents who list these bank owned homes and they have told me that the banks are pretty firm on their prices for the first 30 days. The banks have done their research and have priced these properties to sell quickly.

The well priced bank owned properties are getting multiple offers and this becomes a bidding war. If you want to buy, you need to make your highest and best offer.

I have been selling many high rise condos- some bank owned and some regular sales. Financing for these is extremely difficult..that is why most high rise transactions are cash deals. I do have one lender in Las Vegas- Chase Mortgage- who is able to do loans on high rise condos..but be prepared for being able to provide extensive paper work-all documents, statements-everything to do with your life!! Chase can get the job done but you will be exhausted at the end of all of this..it is not their fault, but how the loan process has changed-much stricter!!

There are excellent deals on Las Vegas high rise condos and single family homes.
